Prepare to manage your own building project
You learn the planning, safety, costing and communication skills NSW expects before you apply to manage building or renovation work on your own home.
Finishing the course gives you the approved education evidence for your Service NSW owner-builder permit application. The course itself is not the permit.
Your Statement of Attainment covers five nationally recognised units, all completed as one course.

Before you book
A quick language check is part of enrolment. You'll need enough English to read, write and understand the course. After booking, you'll complete a short language, literacy, numeracy and digital (LLND) check in your student account. You need to pass it to do the course. Not sure? Try a practice check first. A USI. A Unique Student Identifier.
Photo ID. A valid photo ID, uploaded in your student account after booking.
A device and internet. A computer or tablet with an internet connection and web browser.

Why do this course?
Take charge of your own build: this is the approved owner-builder education NSW asks for before you can get a permit for work worth $20,000 or more.
- With the permit you run the job yourself — supervising the trades, ordering materials and managing the site, the way a licensed builder would.
- Your Statement of Attainment is the education evidence you hand Service NSW when you apply for the permit.
- You still need licensed tradespeople for electrical, plumbing, gasfitting and air-conditioning work — a permit does not cover that work.
- If you sell within 7 years and 6 months of the permit being issued, the contract for sale has to carry an owner-builder warning.

Your Statement of Attainment records five nationally recognised units and is the approved education evidence for the NSW owner-builder permit pathway.

How you'll train
Online, self-paced
Study online in your own time. There are no class dates to choose — enrol, log in to your student account and work through the five units at your own pace. You have 6 months to finish.
Video evidence
Part of the online assessment is filmed. As part of the online assessment you must film and upload video of yourself demonstrating practical tasks from the course.
What happens after you book
- 1Check your emailYour confirmation email shows your student account login. It comes from no-reply@edway.edu.au. It usually arrives within a few minutes of booking.
- 2Set up your student accountLog in with the details in your confirmation email and set up your account.
- 3Have your USI readyA Unique Student Identifier is required for this course. Get or find yours at usi.gov.au.
- 4Upload your photo IDUpload a valid photo ID in your student account. It's required for all nationally recognised training and confirms your identity for your certificate.
- 5Complete a short LLND checkIn your student account you complete a short language, literacy, numeracy and digital (LLND) check. You'll need enough English to take part and to pass it.
- 6We confirm your enrolmentOnce you've finished the LLND check, we confirm your enrolment by email. If there's a problem with your eligibility, we'll contact you directly before you start.
- 7Start when you're readyWork through the five units and complete the online assessments at your own pace. You have 6 months to finish.
Apply for your NSW owner-builder permit
- 1Download your Statement of AttainmentIt is emailed to you when you finish and remains available in your student account.
- 2Apply through Service NSWApply online with a MyServiceNSW account, or book an appointment at a service centre. The course on its own is not the permit.
- 3Have a current White Card readyService NSW asks for a current White Card (general construction induction) with your permit application — it's not needed to do this course. If yours was issued more than 2 years ago and you haven't worked in construction since, you'll need to redo it first.Book a White Card course
- 4Prepare your documentsYou'll need your course evidence, current White Card, proof of identity, proof you own the land or hold a long-term lease, and your DA or complying development certificate.
- 5Pay the application feeYou pay the separate permit-application fee when you apply.
- 6Wait for the assessmentBuilding Commission NSW assesses the application and tells you the result. It may ask for more information.
- 7How long it lastsYour Statement of Attainment does not expire.
